How it works
A work order, from the first photo to the last
Five steps. You do the first one with a phone.
- 01
Step 1: You text a photo and a line
Building, unit and what's wrong. Add the year built if it's older than 1978, and whether the unit is vacant.
- 02
Step 2: Malia texts the plan
Within 24 hours: what we'll do, who comes, which day, and the hours or price. If it isn't our job, the reply says so and who to call.
- 03
Step 3: You say yes
One word is enough. Nobody comes until you do.
- 04
Step 4: A crew lead does the work
Doors and fixtures: Bolivar. Walls and paint: Bounmy. They text when they arrive and when they leave.
- 05
Step 5: The photo out
A photo of the finished repair, the parts used, and any other trouble spotted in the unit. Then the order closes.
The text
What to put in the text
Four things make a plan possible the same day. None of them takes long.
Include
A wide photo, then a close one
The building and unit, in words
Whether the unit is vacant, or when the tenant is home
The year built, if you know it

Questions about a work order
What if I can't get a photo?
Text a few lines instead. We'll ask for what we need, and for a photo when we see the unit.
Do you need to be let in?
Yes, by you or by a lockbox code you give us. Notice to the tenant is yours to give; we ask for the date you gave it.
What if the repair needs a part?
The plan says so, with the day we expect it. A temporary fix is offered only if it's safe.
What if the photo shows something else wrong?
We text you about it, with a picture. We don't fix it until you say yes.
