A work order

Four steps, and two of them are photos

No portal, no login, no app. Whoever on your team has a phone can start one.

  1. 01

    Photo in

Text a photo and one line: building, unit, what's wrong. Wide shot first, then close.

  2. 02

    Plan back

Within 24 hours Malia texts what we'll do, who comes and which day. You say yes with one word.

  3. 03

    Fixed

A crew lead does the work. A small repair is one visit; if it needs a part we don't carry, the plan says so.

  4. 04

    Photo out

You get a photo of the finished repair and a note of the parts used. Then the work order closes.

The photo out

What the photo out shows, and what it leaves out

Every closed work order ends with a picture like this one, so you can forward it to an owner without a call.

  1. 1

    The part we fixed

Close enough to see the new hardware and that it sits straight.

  2. 2

The door or wall around it

Wide enough that you can place the repair in the unit without a note.

  3. 3

    Our hands, not your tenant

We keep tenants and their belongings out of the frame.

What we fix, and what we send to a licensed trade

    Doors and locks

Sticking doors, loose hardware, closers, patio sliders.

  • Gloved hands scraping filler off a putty knife against a wall

Plans

A plan puts your portfolio at the front of the line

A monthly plan pools a few hours of labor across all your units, answers your texts first and walks your vacant units on a schedule.

  • Pooled hours, not hours per unit

  • A monthly walk of vacant units, with a photo report

  • One monthly statement, by property

  • Cancel any month by text

From property managers

What managers send us, and what they get back

“I text the photo from the walkthrough. The plan comes back the same day, and the photo after goes straight to the owner.”

Dashawn B.Property manager, apartment community

“A tenant said the patio slider stuck. I sent one photo, not a paragraph. The reply named the roller and the day.”

Cyrus M.Property manager, townhome community

“Their walk of our vacant units found a loose handrail and a dripping toilet supply before the next showing.”

Gideon H.Regional manager, small portfolio

“I sent a photo of a water heater. They said it wasn't their job and gave me a plumber's name. I'd rather hear that than get a bad fix.”

Farrah T.Owner, four-plex

Questions managers ask first

How do I send a work order?

Text a photo and one line to (702) 555-0106: building, unit, what's wrong. You can call that number too. There is no portal or login.

How fast do you answer?

Every text gets a reply within 24 hours with a plan: what we will do, who comes and which day. That is the time to reply, not the time on site. If someone is at risk, call 911 or the utility first.

What do I get when the job is done?

A photo of the finished repair and a short note of the parts used, by text. We keep tenants and their belongings out of the picture.

Who do you bill?

The management company or owner you name, by property. Tenants are billed only if you tell us to.

Is the building older than 1978?

Tell us the year when you text. Paid work that disturbs painted surfaces in a building built before 1978 falls under the EPA lead rule. Repairs under 6 square feet inside or 20 square feet outside are exempt, but replacing windows and tearing out walls never are. If a job is covered, our reply says so and who will do it before we book. We don't dry-sand or scrape old paint.

Send a work order

The fastest way is a text with a photo. The form below does the same job and gets the same 24-hour reply.

What needs fixing?

We ask for the year the building was built, because work in a building older than 1978 follows the EPA lead rule. Say so in your message.
