Walls and paint
Doorknob holes, anchors a tenant left, a corner dinged in a move-out. We patch the drywall, match the texture and touch up the paint so the repair doesn't show.
A work order here covers
Drywall patches, from nail holes to doorknob-size holes
Texture matched to the room: knockdown, orange peel or smooth
Touch-up paint, from a swatch or the can on the shelf
Caulk at tubs, trim and baseboards
Small stucco cracks on exterior walls

Time on site
What decides how long the job takes
There is no price list for a single repair. The plan we text back says what we expect before anyone drives over.
Size of the patch
A nail hole takes minutes. A hole the size of a fist takes a day, because the compound has to dry between coats.
The paint
A can with the color name makes a touch-up. With no match we paint the whole wall to its corners.
Why the wall is wet
We don't patch over a stain until the leak is fixed and the wall is dry.
Rules
When a job goes to someone else
Permits and licenses decide what a handyman may do. We tell you early.
Water-stained drywall
We photograph it, tell you what we see and wait for the right trade to fix the leak.
Whole-unit repainting
That is a paint contractor's job, and a bigger one than a plan's hours cover. We touch up; we don't repaint.
Buildings older than 1978
Cutting or sanding painted drywall can fall under the EPA lead rule. We ask the year built and tell you before we book.
Questions about this work
Can you match the texture?
Usually, on common finishes like knockdown and orange peel. We photograph the finished patch so you can judge it.
How big a hole do you patch?
Up to about a doorknob. A larger opening is a drywall repair, and we scope it on its own plan.
Do you paint the whole room?
Only the wall with the repair, to its corners. A full repaint is a paint contractor's job.
