Plans

Three plans, by the number of doors

Each plan pools labor hours across your units. A plan is not insurance, and it does not cover the building itself.

  • Starter

Up to 20 doors, in one or two buildings.

    • 1 hour of labor a month, pooled across your units
    • Your texts answered first
    • A photo out on every closed work order
    • Parts and materials
    • Electrical, plumbing and air conditioning
    Term:
    Billed monthly.
  • Portfolio

Up to 60 doors, in any number of buildings.

    • 4 hours of labor a month, pooled
    • A monthly walk of your vacant units, with a photo report
    • One monthly statement, by property
    • Parts and materials
    • Electrical, plumbing and air conditioning
    Term:
    Billed monthly.
  • Community

61 doors or more, or a community with common areas.

    • 10 hours of labor a month, pooled
    • A named crew lead who knows your buildings
    • A monthly vacant-unit walk and a quarterly common-area walk, with photos
    • Parts and materials
    • Electrical, plumbing and air conditioning
    Term:
    Billed monthly.

Your written agreement sets the price. Hours beyond the pooled hours are billed at the rate in that agreement, and unused hours don't carry over. Cancel any month by text, with 30 days' notice and no cancellation fee; hours already used are billed.

What a plan is

What a plan covers, and what it doesn't

  • Hours of labor, nothing more

A plan buys labor time. It doesn't insure your buildings, and it doesn't promise that nothing will break.

  • Parts at cost, with the receipt

Parts and materials are billed on top of the hours, and the receipt goes with the photo out.

  • Not on a plan? Text anyway

Work without a plan is billed per work order, and the plan reply shows the cost before anyone comes.

  • Cancel by text

Text the word cancel to the number on this site. Thirty days' notice, no fee, and the hours already used are billed.

Questions about plans

What counts as a door?

One rentable unit. A common area or a clubhouse is counted with the plan, not as a door.

Can a plan cover work an electrician or plumber must do?

No. Those jobs go to a licensed trade, and they bill you directly. We can be on site to meet them if you want.

Do unused hours carry over?

No. A plan's hours are for the month they're sold in.

Who signs the agreement?

The management company or owner. The agreement names the buildings, the hours and the billing contact.
